A perfect place for film shoots, commercials, music videos, or real estate and interior decoration shoots.

It is located on the 4th floor of a Haussmannian building, accessible by an elevator (capacity for two people).

The 45m2 living room has three double windows, a major asset for the brightness of your images.

It faces a lower building on the other side of the street, a small neighborhood nursery school, which has only two stories and thus provides an unobstructed view with no vis-à-vis.

It comprises:

• a proper sitting area, with a three-seat sofa, parquet-mirror-moldings-fireplace, and a television screen;

• a dining area, with a large rectangular table for eight.

• And it opens onto an open kitchen, at your disposal!

  These three spaces (three old distinct rooms united by an architect) form a coherent whole, unified by anthracite gray and forest green paint.

The decoration (frames, vases, plants, books...) is the one I live in; I hope you will like it! Each of these objects is linked to a part of my story…

For productions, two bedrooms, each with its own bathroom, are adjoining.

The second, plainer and white, has a double bed, a desk, and a bathroom with a smaller tub in the corridor.

Ideal for changing, storing equipment...

One last bedroom of about ten square meters is not available for rent because it has carpet.

  THE NEIGHBORHOOD

  Welcome to the very lively Batignolles neighborhood, in the 17th arrondissement.

  On the street, absolutely all food shops (bakeries, cheesemongers, fishmongers, delis...), and the Batignolles covered market 30 meters away.

  Franprix, G20, Super U, Monoprix, N.O.U.S (anti-waste) also within a few steps.

  Many lunch options (ask me), on-site or take-away (the charming Batignolles park at the end of the street. Not to mention the new large Martin Luther King Park...).

ACCESSIBILITY

Brochant metro station 50 meters away (line 13, serving Saint-Lazare, Champs-Élysées, or Montparnasse), or 600 meters away, Pont Cardinet (line 14, which also serves Saint-Lazare, the Louvre, or Gare de Lyon).

Bus 54 (direct to Gare du Nord), and 74 (direct to Hôtel de Ville).

Bike stations at the foot of the building (Lime, Dott), or in adjacent streets (Vélib).

The nearest parking almost opposite, under the Batignolles market, (4 euros per hour). Entrance at 24 bis rue Brochant; pedestrian exit possible directly onto rue des Moines.
